Proposed Goals &
Objectives for 2006-2007
1.
Consistently provide
a first-class environment and the quality of amenities and services that
improves on the Four-star, Gold Crown appearance and experience of the Club
Donatello for our Owners and Guests. (Increase compliments and decrease
complaints)
2.
Protect and defend
the CDOA's investment within the Donatello property, ensure the safety and
security of people when staying at the Donatello, consistently enforce
compliance with all building codes to ensure cost-effective operations under the
CC&R's/Bylaws provisions of the Pacific Plaza Condominium Association (the
Master Association) and CDOA, and applicable provisions of California laws
governing the legal entities within the Donatello. This includes having the PPCA
Financial Statements reflect the total of assets for which we are responsible
within the Donatello building, and in turn have the CDOA's portion of those
assets properly identified and carried over onto the CDOA's Financial
Statements/Balance Sheet.
3.
Update the 7-year
Board-approved Financial Plan, which includes balancing the 2006-2007 Budget
without any transfer of funds from current Reserves at the end of the year, and
without any reduction of services and amenities for our Owners and Guests, and
operate with no Special Assessments in 2007.
4.
Expand the
educational opportunities for our Owners through scheduled seminars to coincide
with quarterly Board of Directors meetings regarding use of their Owners time,
exchanges/banking, rental programs, tax-compliant donations of their Owners
time, increasing of Family & Friends referrals, Corporate Rewards Program uses,
and expanded utilization of their CDOA Proprietary Interest Unit ownership.
5.
Achieve at least a
20% increase in CDOA Owner voting, and increase Owner representation and
participation in the CDOA through Board-appointed committees, task force and
advisory group teams. This will be a key part of the process for the required
updating of our CC&R's and Bylaws for continued compliance with the CA
legislative changes applicable to condominium/homeowners associations and common
interest development property entities, such as the PPCA and CDOA.
6.
Expand the training
and development of our Club Management Team and Team Members through qualified
internal/external resources, so that greater delegation of authority and
responsibility can be assigned to them from the Board of Directors for ongoing
operations of the Club Donatello and CDOA. This will focus on areas of
Communications (Verbal, Platform, Written), Computer Skills, Interpersonal
Relationships and Conflict Management, Marketing, and Operations Management.
